We are gearing up for a very exciting year here at Liz Powell Design. We have a lot of exciting projects coming up that we can’t wait to share on social media. We’re so excited to share our 12 essential steps to building a new home. Our New Build Full-Service Design is one of our favorite jobs to take on, but we understand it can be overwhelming.
Each month we will break down our 12 steps to building a house to help you understand everything you need to know. The first topic is going to be floor plans, so let’s dive in!
FLOOR PLAN BASICS
The first step to building a new house is picking a lot of land where you’ll put your home. Your land may or may not be in an established neighborhood. Some subdivisions may have rules about how your home and garage can be laid out, so be sure to check any applicable HOA rules.
From there, it’s important to take the orientation of your land into account when picking the floor plan of your future home. For example, if your bedrooms will be on the southern part of your home (which gets the most amount of sun during the day), you’ll need to make sure you budget for high-quality room darkening shades or curtains.
When working on New Build Designs, we love to make sure that we can make your floor plan work for you and your life! We get to know you well so we can priotizie which rooms of your house need the most space. And don’t worry, we will think about every single space in your house. No closet, bathroom, or hallway will be overlooked. We’ll account for your appliances and storage needs. Every inch of your house will be planned and utilized to perfection.
GETTING INTO THE DETAILS
Once we have the basic layout of your home set with your architect, we get into the fun stuff! We’ll work with you and your personal style to add in architectural details that you love! We think it’s so important to love every inch of your home and that includes things as seemingly insignificant as doorways.
Because we work so closely with your architect team or contractor, you can rest assured that all of our designs will come to life exactly as we’ve planned.
